Here's what 700 square feet of red oak looks like after a full sand, neutral stain, and commercial-grade finish. This Cottonwood Heights home had solid hardwood that just needed the right treatment to come back to life - and that's exactly what hardwood floor refinishing is built for.

The stain color was the key decision here. We went with a clean neutral tone that doesn't fight the natural grain of the red oak. It sits right in that sweet spot - warm enough to feel inviting, light enough to feel fresh and current. Red oak has a really distinct grain pattern, and a neutral stain lets that character show through without overpowering it.

For the topcoat, we used Bona Traffic HD. It's a commercial-grade, waterborne finish that's honestly in a different class than what most homeowners get with a standard refinish. It cures hard, resists scuffs, and holds up to the kind of foot traffic a busy household puts on a floor every single day. Kids, dogs, furniture - this finish handles it without breaking down the way softer finishes do.

What we love about a job like this is that the floor was already there. Good solid red oak, just worn down and in need of proper hardwood floor sanding and restoration work. Replacing it would have cost significantly more and taken longer. Instead, the floor gets a second life - and with the right finish, it's actually more durable than it was before.

The result is a floor that looks intentional. Nothing trendy or overdone, just clean hardwood that fits the home and is built to stay looking that way.
