Sometimes a floor doesn't need to be replaced - it just needs a fresh start. That's exactly what happened here. These hardwoods had plenty of life left in them, so we sanded them down to bare wood and finished them with a clear coat in a satin sheen. Clean, simple, and sharp.
The satin finish is one of our most popular options for a reason. It gives you that updated, low-sheen look without making the floor feel overly glossy or formal. It reads well in natural light and tends to be a lot more forgiving day to day than a high-gloss finish.
One thing we were careful about - preserving the original bevel edge on each plank. That detail is easy to lose if you're not paying attention during the sanding process, but it's what gives a floor like this its classic character. Keeping it intact means the floor still looks intentional and well-crafted, not just refreshed.
The end result is a floor that feels brand new without losing what made it worth saving in the first place. That's the whole point of refinishing. You get a clean slate on the surface while the bones of the floor stay exactly as they should.
Refinishing is one of the smartest investments you can make in an older home. It's less disruptive than a full replacement, costs significantly less, and when done right - the results speak for themselves.
