This West Jordan home had a big open floor plan and exotic hardwood floors that had seen better days. Deep scratch clusters, dark water stains near the kitchen, and a finish that had gone dull and gray in high-traffic areas - that's what we were working with going in. The kind of wear that makes a homeowner think they need new floors entirely. They don't.

That's the thing about exotic hardwood. The grain, the natural color variation, the character built into each board - it doesn't just disappear. It gets buried under years of wear and a failing finish. Our job with hardwood floor restoration and sanding is to strip all that away and get back to what the wood actually is.

We sanded the entire main level down to bare wood - living room, kitchen area, hallways, all of it. Once the surface was clean and flat, the true color of the wood came back fast. That warm honey-brown tone with the dark figuring in the grain - that's not stain doing the work, that's the wood itself. A fresh finish brought it all together and locked it in.

What ended up standing out on this one is how the floor reads across a large open space. The natural variation in the exotic wood keeps your eye moving - lighter boards next to darker ones, knots and figure throughout. It doesn't look uniform, and that's the point. Refinishing lets that character do the work instead of covering it up.

Exotic hardwood floors are an investment worth protecting. A proper hardwood floor refinishing job - done with the right prep and the right finish - adds years of life back to floors that look like they're done. That's exactly what happened here.
